Everybody Calm Down! The Sky Is Not Falling

After weeks of continuous good news about the housing market, the naysayers jumped all over this month’s Pending Sales Report from the National Association of Realtors (NAR). Pending sales were down from the previous month. This must be proof that all that other positive news on real estate should be ignored – right? WRONG!!
It is true that this month’s numbers were down from last month. However, we must realize we are comparing the numbers to the best month in two years. The numbers are 14.4% higher than the same month last year. Below is a graph showing the pending sales numbers over the last two years. You can decide whether it is showing a recovering market or not.

Jobs Data Disappoints
Weaker than expected US economic data and continuing concerns about Europe were positive for mortgage rates, which declined to record low levels this week.
Nearly all of the economic data released this week, including GDP, ISM Manufacturing, Consumer Confidence, and Pending Home Sales, fell short of expectations. Most significantly, for the third consecutive month, the important Employment report disappointed investors. Against a consensus forecast of 150K, the economy added just 69K jobs in May, and the figures for prior months were revised lower by 49K. The Unemployment Rate unexpectedly increased to 8.2%, from 8.1% in April. In short, the data was weak in nearly every area. As usual, bad news for the economy was positive for mortgage rates.
Growing uncertainty in Europe increased investor demand for safer assets, including US mortgage-backed securities (MBS). The big question for Greece is still whether it will exit the euro. In Spain, the banking sector is on shaky ground, and ECB officials are opposed to the use of ECB facilities for a bailout. European Union (EU) officials instead are considering a "banking union" to share the burden of bank failures in the EU. Reflecting the uncertainty, borrowing costs in Italy moved significantly higher at its most recent bond auction. Until investors see definite signs of progress in easing Europe's troubles, investors are likely to favor relatively less risky assets.
Stock market news in the month of May was one of the worst in 10 years.  Though May is notoriously turbulent, the May was rattling both to domestic and international investors…….We are all hoping June is much better!

CSU Football Stadium: Possibility of Relocation to Central Fort Collins

What are your thoughts on moving Colorado State's Hughes Stadium into the middle of Fort Collins Colorado? This could have both a positive or a negative impact on the community, affect neighbors near the proposed location, or even block the great mountain views.  Do you think Hughes Stadium is fine where it is currently located?

According to CBS local news in Denver, "The school has to consider the impact of a new stadium on nearby neighborhoods. And money from the state, tuition and taxes cannot be used to pay for the new stadium." Considering the negative and positive impacts of such a move must be noted and the community on board.

Metro Denver's real estate market, not along ago a buyer's domain, suddenly has shifted to a seller's paradise, at least in some neighborhoods and price ranges.
Realtors' offices are rife with fresh anecdotes of sellers happily cherry-picking from multiple offers — some of them above asking price.
How fast is the market moving? A new report shows that Denver is No. 2 in the nation for the shortest time a home stays listed — 33 days — far below the national median time of 89 days.
Until recently, prospective buyer Patty Kupfer had viewed shopping for a home as a weekend diversion. You know, tell your broker that you're available, say, from 2 to 4 p.m. on Saturday.
Hah.
"There's no such thing anymore as a weekend home tour," Kupfer said this week. "Because if you wait 'til the weekend, nothing's going to be there. If you're just looking casually, you're not really in the market."

I-25 traffic to start Monday night, due to overpass construction.


If you need to commute in the Northern Colorado, take note of the construction projects starting next week! I know I will be avoiding I-25 at all costs in the late evening! Share with your friends, so that they may avoid the I-25 mayhem!
 
 
 
 
WINDSOR - One northbound and one southbound lane of Interstate 25 will close each night this week near the Windsor exit as work continues on the Colorado 392 overpass.
Starting Monday night, the Colorado Department of Transportation will close the lanes each night from 8 p.m. to 6 a.m. through Friday morning, according to a press release from the state.
 
Then on Sunday, crews will close eastbound and westbound lanes of Colorado 392 from the Westgate Drive intersection just east of I-25 to the frontage road on the west side of the interstate for stripe painting and sign adjustments.
 
The latest closures are part of a long-term, $17.5 million project to replace the bridge over the interstate. The new overpass will have two lanes in each direction, a left-turn lane in each direction and bike lanes and sidewalks on each side.
 
Other work includes rebuilt ramps, an expanded 90-space carpool parking lot at the southwest corner of the interchange and a realignment of the west frontage road, according to the press release.

Next week, Pending Home Sales will be released on Monday. Durable Orders, an important indicator of economic growth, will come out on Wednesday. The final revisions to fourth quarter GDP will be released on Thursday. The Fed's preferred inflation measure, the Core PCE price index, will come out on Friday, along with Chicago PMI Manufacturing and Personal Income. Consumer Confidence and Consumer Sentiment will round out a busy week. In addition, there will be Treasury auctions on Tuesday, Wednesday, and Thursday.

These are families that merely got in over their heads and lost their homes due to adjustable rates or other problems. By having the house inspected, one can avoid any damage that the houses took while going towards foreclosure and one can get a great foreclosed house.
